Article IX - Homeowners Association and Maintenance Charges
Every member of our association is subject to an annual assessment. This assessment finances the communities ability to (a) opearte of the association, (b) maintain all irrigation systems, landscaping and signs located on the common areas, (c) care for vacant and untended land within Adams Run, removing grass and weeds therefrom and doing all other things necessary or desirable for the general benefit of the owners, (d) pay any expenses incident to the enforcement of these covenants, or the exercise of any powers conferred upon any Committee of the Association by the terms and conditions of these Covenants, (e) the payment of any property taxes and assessments which may be levied by any public authority upon the common area, (f) maintain recreational facilities, (g) provide for adequate reserves for the replacement of capital improvements as well as periodic maintenance and repair to the common area and recreational facilities and those portions of the property which the Association may be obligated to maintain, and (h) provide for other purposes and functions in the opinion of the Officers, Directors and Members of the Association as may be necessary for the general benefit of the owners of Lots in Adams Run Subdivision.
The current Annual Assessment for our community is $475.00. This amount is due on the 1st of January. A payment is consider late if not paid by the 31st of January. A $10 late fee will be assessed at the beginning of each month the owner maintains an outstanding balance. As such, some homeowners opt to pay three equal installments of $165 due no later than January 31st, February 28th & March 31st.
This annual assessment amount was established on the 11th of July, 2017, where more than two thirds of lot owners voted "yes" to increase the annual dues from $375 to $475, effective on the 1st day of January, 2018.
